Frequently Asked Questions
Do I need to pay a deposit?
Yes, the deposit is equal to one month’s rent. This is calculated on the size of the room you take.
Do I need a reference and credit check, and how much will this cost?
Yes, it is our standard procedure to reference you with your employer and current/previous landlords and/or agencies, and to also credit check your affordability for the room. We do not charge you for referencing.
Will my bedroom be lockable?
Yes, all of our bedrooms have locks. We want you to have security and complete peace of mind when moving into your new home.
What is the procedure if I want to leave?
Once you’re out of your initial six month contract, all you need to do is give us one calendar months’ notice. We will immediately advertise your room, and we’ll always give you a minimum of 24 hours’ notice when a potential new tenant is coming to view it.
What is the minimum contract length?
We start with a minimum of six months, and after this initial fixed term is up the contract will turn into one that goes from month to month. If you have an employment contract which is less than the initial six months we ask for, we can arrange shorter initial fixed terms.
Who will I be living with?
Our customers are primarily working professionals in their twenties and thirties, although occasionally there may be a mature student or post graduate in the house.
Are there any other fees or charges?
No other fees, we like to keep things simple for you.
Do you have any rooms for couples?
Currently not. Too many people might overcrowd the house and put a strain on the facilities. Rooms are for single occupancy only.
Do you allow pets?
No we don’t.
Which bills are included?
All of them! That’s gas, electricity, water, council tax, broadband and TV licence.
We provide a weekly cleaner for communal areas, and the gardener will take care of the lawns and shrubbery. Gas and electricity are included up to a combined cost of £200 per calendar month for the whole household. In theory, you shouldn’t go over this even during winter. If for some reason you do, these will then be calculated monthly and split evenly between those of you living there.

Is the broadband fast?
Yes! We know how important internet is so we only use the biggest fibre optic broadband packages available.
How do I pay the rent?
Rent needs to be paid via a standing order to arrive into our account by the first of every month.
How do I make an appointment to book a viewing?
Contact us to arrange a viewing – (we don’t mind text messages!) Please be aware that we must give our current tenants 24 hours’ notice, so viewings won’t be on the same day you ring.
Can my friend or family member come to stay with me?
We want you to feel at home so of course you are welcome to have guests, but out of consideration for your housemates please keep this to no more than two nights per week unless previously agreed with Hassle Free Properties. And remember to mention if any guests will be staying to your housemates so that they don’t get a shock should they bump into them in the wee hours of the morning!
Is there parking at your properties?
Some properties have driveways for multiple cars, and most having street parking (although the odd one may have restricted parking hours) – it depends on the property. The advert for each individual property will have more information.
Do you offer referral bonuses?
Yes, if you find someone suitable to rent one of our rooms we will pay you £25 once they’ve moved in – you don’t even need to still be one of our tenants to claim this little incentive! Of course anyone you refer will still need to pass the usual checks.
Can I smoke?
No, all of our properties are non-smoking, which includes hanging out of the window! You can still smoke, but you’ll be expected to do this outside with the door closed behind you.
Is bedding provided?
No. All we supply is a mattress protector, which must remain in place.
What furniture is provided in the bedroom?
You will have one double, (or single, depending on the room), bed frame and mattress, a mattress protector, a chest of drawers, a wardrobe (or tall boy) and a bedside table. Some rooms may also have a desk and chair. All rooms have curtains or blinds, and a lock.
Do I need to bring kitchen equipment?
If you fancy yourself as a bit of a gourmet chef you may want to bring a few things, but otherwise all properties have the basic equipment – plates, bowls, cutlery, sharp knives, chopping boards, pots and pans, mugs and glasses.
Is there a washing machine, fridge freezer etc?
All properties have a washing machine. There will be at least one tall fridge-freezer, although if there are five tenants or more, then you will have two tall fridge-freezers to allow for a shelf each. Some properties have a dishwasher and tumble drier, but not all. Check the advertisement for full details.
My job has finished earlier than expected; can I leave my contract early?
In this situation we try to help as much as possible. We will advertise the room for the day after you vacate and try to get someone to take over as soon as possible. However, you will be liable for rent until the day someone takes over, or until the end date of your contract – whichever is soonest.
Who deals with maintenance issues?
We do, but we’ll need you to tell us as soon as possible if you think there is an issue with something in the house, no matter how big or small, so we can organise the repairs as soon as possible. If it’s a structural problem or general wear and tear the landlord will pay for it, but if someone has broken something by accident or not, they will be liable for costs involved in repairing or replacing it.
Is there a TV in the house?
Yes, all houses are fitted with a large flat-screen TV in the lounge or communal area. They will have free-view boxes only.
Can I use job-seekers allowance or housing benefit to pay the rent?
No, unfortunately. You must be in full-time employment or be a mature/post graduate student. We will ask for confirmation of this from your employer or university.
Is there a landline telephone in the house?
No, we don’t see the need for one as everybody uses their mobile nowadays.
What do I do if one of the housemates is causing problems?
This shouldn’t be an issue due to the nature of the tenants we choose and the thorough background checks we carry out before allowing someone into the property. If this does happen, we ask that you contact us with your concerns. We will endeavour to listen to both sides of the story and to mediate the problem fairly.
